Why paver surfaces fail in South Florida
Nearly every repair we’re called for traces back to one of a few causes, and identifying which one you have is what makes a repair last. South Florida’s sandy soils drain fast but can wash out and compact, so where the bedding sand or base beneath the pavers shifts, the surface can settle. Heavy summer rain can move water under the field and, in some cases, undercut the base at edges and low points. Mature tree roots can lift and crack sections from below. A repair that treats only the surface — without correcting the base, the joints, and the water path — often settles again. We diagnose the cause first, then fix it.
Surfaces and materials we repair
We repair and re-level the full range of hardscapes: brick paver driveways, walkways, and entries; paver and travertine patios; and pool decks and coping. We work in brick pavers, concrete pavers, and travertine, and we match every repair to the material and pattern already in place — running bond, herringbone, or any set layout — so the finished surface reads as one continuous field rather than a patch.
Sunken and uneven pavers — base correction & re-leveling
Low spots, birdbaths that hold water, a walkway that has dropped away from a threshold — sunken pavers are the most common repair we see. The pavers are usually fine; the bedding sand and base below them have washed out, compacted, or eroded, so the surface settles. We lift the affected pavers, rebuild and re-compact the base to proper depth, re-screed a clean bedding layer, reset the pavers to grade, and re-lock the joints. Because we correct the base — not just the surface — the area is much less likely to settle again. Where an entire patio or pool deck has gone uneven, we re-level the full field so the finished surface drains and sits true.
Cracked and spalled pavers — targeted replacement & matching
Cracked, chipped, or spalling (flaking-surface) pavers are usually replaced individually rather than by redoing the whole area. The challenge is matching: paver lines get discontinued and colors weather over time. We source the closest available match, pull replacements from low-visibility areas when an exact match no longer exists, and blend the repair into the surrounding field so it reads as one continuous surface. Where spalling is widespread — often a sign of a below-grade moisture issue — we diagnose why the surface is failing before replacing units, so you’re not swapping pavers into the same failing conditions.
Joint sand & polymeric re-sanding — re-stabilizing the surface
The sand between your pavers is structural: it locks the field together and keeps individual pavers from rocking and migrating. South Florida’s heavy summer rains wash out joint sand over time, and once the joints are empty, pavers loosen, weeds and ants move in, and edges start to shift. We clean out the failed joints and re-sand with polymeric sand, which hardens to help reduce joint washout and weed growth and to hold the field together. On a surface that’s still sound, a full re-sand is often all it takes to bring it back to stable and clean.
Root damage & heaving — repairs that address the cause
Mature trees are worth keeping, but their roots lift and crack paver surfaces as they grow. A patch that ignores the root just heaves again. We lift the affected section, address the offending root within safe limits for the tree, rebuild the base, and reset the pavers flat. The result is a level surface and a healthy tree.
Drainage & erosion — fixing why pavers move
Most recurring paver failure traces back to water. If runoff sheets across a driveway, pools on a pool deck, or undercuts an edge, it will keep washing out the base no matter how many times the surface is reset. As part of a repair we correct pitch and slope so water runs where it should, firm up and restrain the edges that hold the field in place, and address the drainage path so the repair holds. Correcting drainage is an important part of making the repair hold.
Pool deck & coping repair
Pool decks take the worst of it — constant moisture, foot traffic, and coping that takes the brunt of pool chemicals and sun. We reset sunken and lifted deck pavers, re-level around the pool’s edge, and repair or reset loose coping so the perimeter is safe underfoot and secure again. If you’re weighing a fuller refresh, we can also remodel and resurface pool decks with pavers and travertine — see our patio & pool deck work.
Our repair process, step by step
- Assessment. We inspect the damaged area and the surrounding field to find the root cause — base failure, drainage, roots, or joint loss — not just the symptom.
- Careful lift. We remove the affected pavers by hand and set them aside for reuse wherever they’re sound.
- Base rebuild & compaction. We rebuild and re-compact the base to proper depth and correct the pitch so water runs where it should.
- Bedding & reset. We re-screed a clean bedding layer and reset each paver to grade in the existing pattern and alignment.
- Joint & edge lock. We re-sand with polymeric sand, firm up the edge restraints, and do a final surface check for a flat, stable, matched result.
Repair or replace? How we decide
If the pavers are structurally sound and the damage is limited — sunken sections, loose joints, a handful of cracked units — repair is usually the right call, and less disruptive than replacing the whole surface. When the base has failed widely or most of the field is compromised, we’ll tell you honestly that a rebuild is the better long-term investment. Either way you get a straight assessment, not an upsell. Timelines depend on the size and extent of the damage — we’ll walk you through what to expect with your estimate.
